How many condominium residences in total will there be?
There will be a total of 83 units.

How many bedrooms and baths are there?
The residences will have 1 or 2 bedroom and bath options.

How do I reserve a condominium residence at The Foundry?
A non-binding Reservation Agreement with a $5,000 deposit is required when you select and reserve your condominium at The Foundry. From here we will draft and send out your P&S agreement to review.

What is the anticipated occupancy date?
We anticipate welcoming our first homeowners late 2020.

Will the buyer have the option to customize their home?
Yes, there will be many included features with design and color options to select from as well as several upgrade options. Our experienced sales staff will walk you through this process.

What are the appliances that are included with the sale?
All residences include a stainless-steel KitchenAid refrigerator, electric range, dishwasher and microwave.

What will be included in the HOA fee?
Master Insurance, water and sewer, elevator, exterior maintenance, landscaping, snow and trash removal.

What is the tax rate in Wakefield?
The Fiscal Year 2020 Residential Tax Rate is $12.77 per $1,000 of valuation.

How are the homes being assessed?
We advise homeowners to assume 100% assessment for their calculation of Real Estate Tax. In other words, assume the total purchase price of your home as the assessed value.

Is there a Warranty with the homes?
Yes, there is a standard one-year Limited Warranty that is provided, which is part of your Purchase and Sales Agreement.

How do we receive our mail?
Mailboxes will be located in the main lobby.

Are pets allowed?
Yes, one non-roaming cat or dog weighing less than fifty (50) pounds is allowed per household (see By-Laws for breed restrictions).

Are grills allowed on decks?
No. Grills will be provided in the Courtyard for resident's use.

Is on-street parking allowed?
Yes, as posted.

What type of utilities do you have?
Natural Gas, Electric, Cable and Telephone.

How will the trash be handled?
There will be a Trash Room located off the parking garage.

Does the Builder have financing options available to Buyers?

Is The Foundry an age-restricted community?
No, the condominiums at The Foundry are available to qualified people of all ages.
